What's the average length of time you rent a property out for?
Our aim is to rent properties for a 12-month period, but we always consult with you before negotiating a rental agreement with tenants to ensure your preferences are considered.
What's the process for reletting?
We advertise the property one month before the current contract expires. After tenants vacate, we allow three days for an exit condition report. We then facilitate the process for new tenants to move in once the report is completed.
What systems do you use?
Property Specialists Group provides PropertyMe accounts for both landlords and tenants. Landlords have access to detailed property and financial information, maintenance requests, tenant details, and more.
How often are rental income disbursements made?
We work closely with you to determine the best option for rental income disbursements. We aim to be flexible and cater to the needs of our landlords.
How are entry and exit condition reports conducted?
Exit reports are completed within three days of a tenant vacating, allowing time for issue rectification. Once resolved, a report is sent to you, and approval is sought for bond refund if applicable.
How do we replace a tenant on the lease?
In the event of a lease break or the need for replacement, we advertise the property for lease, keeping you informed throughout. Approval for new tenants moving in is always requested, and you have access to tenant information at all times.
